At G&P Capital Limited, investing in Turks and Caicos is our business. We are dedicated to investing in mortgage opportunities here that result in solid returns while minimizing risk and fluctuation. We lend private capital through our mortgage fund on TCI properties (pooled investment), with a goal of fair rates to our borrowers, and fair rates of returns for our investors.
Our philosophy at GPC is quite simple; we only lend on high quality real estate, to strong borrowers, at modest loan to values. In other words, we don’t take unnecessary risks with our clients money. We have a whole team behind us to ensure every step of the process is done to the highest of standards.
What is a Mortgage Fund?
A mortgage fund is a pooled investment operated by a fund manager. The manager invests into private mortgages. The fund raises capital by selling units in the trust and then lends that capital out in the local market. Investors then share in all the returns in the fund.
Mortgage funds in TCI differ from direct private mortgages in that the TCI investors of the fund, never own more than a small percentage of the loans in the fund. If a mortgage goes into default, this risk is shared by all the investors, not just one. It is also just a small percentage of your return that is affected as well.
Why a Turks and Caicos Mortgage Fund?
The Turks and Caicos is unique in a lot of ways. Most notably for our purposes is the lack of institutional liquidity in the real estate market; the banks don’t lend a lot of money. This lack of activity has created a strong secondary market to fill the void.
Unlike in North America where private mortgage lending is done on the periphery, the secondary market in TCI has replaced the banks in some respects. Rather than deal in poor quality borrowers or less marketable properties, we lend to AAA clients on the best properties Turks and Caicos has to offer!
Our typical borrowers are wealthy non-residents, looking to buy vacation homes in the Turks and Caicos. We do not lend to distressed borrowers or on properties that are not highly marketable. We are the envy of private mortgage lenders everywhere. Investing in Turks and Caicos made safe and easy!

Fund Highlights
G&P Mortgage Fund is a registered investment vehicle in TCI for sophisticated investors who choose a less ‘hands on’ approach to investing offshore.
Our primary market in the Turks and Caicos is Providenciales, although we will consider the other islands if the fundamentals of the deal are strong.
Unlike traditional private mortgage funds, which concentrate on the distressed mortgage market with aggressive loan to values, we work in the ‘A’ space (prime bank business). We focus on vacation and investment properties. Strong borrowers, highly marketable properties, low exposure, strong returns.
Our objective is to deliver consistent returns with enhanced protection of investment capital through limited lending exposure.
Target return between 8% to 9.5% before management fees and expenses, with a targeted net annualized yield of 6.5% – 8% (per annum).

The Fund offers only first charge residential and commercial mortgages to strong borrowers for existing properties, land and construction financing originated directly through our existing marketing channels. All loans are made in US dollars.
Target loan size between $200,000 – $3M, with a maximum of 65% LTV.
Fund consists of fixed 1 to 3 year loan terms (renewable).
Interest only or amortized payments.
Loans are generally closed but can be paid out with a 3 month prepayment penalty.
Returns are similar or higher in the Caribbean than they are in the North American market, with much less exposure.
